Preparing Your Master Bath for Selling Your Home

In my last post I gave some tips on how to prepare your Master Bedroom for sale. Now let’s look at the Master Bath. I once again want you to think of the best 5 star hotel room you’ve ever seen and remember what it’s bathroom looked like. What did you see? Not much! And that’s how your bathroom should be.

Be sure to take out:

  • Makeup
  • Jewelry
  • Toothbrushes
  • ALL items from the shower including hanging caddies
  • Plungers and bathroom scales.
  • Toilet bowl  cleaning brushes (why do these sit out by toilets anyway? They are not decorations! That is a pet peeve of mine but I digress, ha)
  • Kleenex and extra toilet paper
  • Rugs, especially by the toilet, but usually everywhere unless  you have an extra large bathroom.

Once you have a much more empty space you can move on to the most important thing ……CLEAN! Squeaky clean. The cleanliness of your bathrooms is a tell tale sign to buyers about the rest of the home. A buyer may overlook something that is outdated if it is clean. So we are talking toilet, tile, grout, vanity tops, floor, tub, must be scrubbed and then scrubbed again.

Repair cracked tile or grout. If your bathtub has major stains you may need to look at resurfacing it. Outdated or non-working fixtures are usually an inexpensive item to replace. The faucet should be shiny and in working order!

 

Check out your lighting. Does it need to be updated and is it bright enough? Light and bright in the bathrooms is a must.

Let’s talk color. You won’t find too many top hotels with color in the bathrooms. Light, white and tranquil is the look you are going for. A new fresh light paint color may be needed and the icing on that is fresh white towels. Don’t wash them and hang them out for your photos and showings only. They are your pretend towels for a bit and you can begin to use them in your new home.

Now step back and see how the bathroom makes you feel. Calm and tranquil? Do you need a bit of accessorizing to add a touch of elegance. A small tray with lotions, a piece of greenery?

As with all rooms, a useful tool is your smart phone. Take a picture of the room and look at it with an objective eye of what the buyer will see .
