Prepping Your Master Bedroom for Sale

So many times when I am working with client’s to get their home in top selling condition, they have done updates and upgrades to many areas of their homes but have not touched their master bedroom. The kid’s bedrooms are super cute and decorated but the master looks like they have just moved in.

The truth is, many people put this room on the bottom of the list as “no one sees it” or “it’s just a place to sleep.” Nothing is further from the truth when you go to sell your home. This room is probably the second  most important room in the house after the kitchen. People love nice master suites (the master bath is a part of this).

But let’s concentrate on just the bedroom portion for now. What I tell my Home Staging Consultation clients is “your master bedroom should feel like the best 5 star boutique hotel room you have ever been in.” This means soothing and tranquil.

Here are some tips to get there:

1.COLOR: Monochromatic color schemes set a calming feeling. You often see high end  hotel rooms do this very well. Pick one primary color and stick with it, with a combination of varying tones of that color or one coordinating color.

2. BEDDING: Bedding is so important and you really can achieve a great look without spending a lot of money. Texture and depth are the key on the bed. You want at least 4 bed pillows or large European pillows for height in the back. Throw pillows to bring in the texture. Avoid bold busy bedding. Whites, creams and grays always work nicely but a simple consistent pattern can work if done correctly.

3. BEDROOM SET: A headboard brings a statement to the room and many times creates the focal point in the room. An upholstered head board further adds softness and sophistication to a room and can be purchased relatively inexpensively. Nightstands flanking the bed are a must!

4. LIGHTING: The master bedroom is an area that you can bring in a little bling or drama with a large ceiling chandelier making a statement and bedside lamps.

5. READING NOOK: Everyone loves a chair in the master bedroom. If space allows….add a chair! It brings the sense of relaxation, a retreat with a space to grab that book and cup of tea or glass of wine and escape the left over hectic pace of the day. A small accent table and lamp next to the chair will complete the space.

Doing it before you get ready to sell will let you enjoy it. On the plus side, most of these tips and items are things that you can take with you to your new home!
