We've staged several houses lately and it's been so much fun! We've done some empty houses and some that have been on the market and needed help.
Tomorrow, we're staging a town-home in Hopkins. The house had renters in it and the Owners are fixing it up for sale. They've done a great job with some reasonable updates and improvements. It's empty and they know it won't sell for as much if it's unfurnished.
There are a couple of challenges. When you enter the home, it's a pretty small space and they removed the closet entry doors for a better feel. But now, with nothing covering that closet, it seems a little awkward. Then, upstairs in one of the bedrooms, the closet doors are also removed with bright red curtains hanging down to cover the opening. I can't wait to finish this one and see how it turns out.
Then, we're going to stage a condo that was on the market previously, but didn't "get any bites". The Owner is so great to work with and has a meticulous home. The upgrades she's put in are great, but the house just didn't sell.
I've written about it before, but one reason is the pictures that were previously taken. A picture of a closet wouldn't make me want to spend the time looking at this lovely home.
Also, the Homeowner loves "white". Great neat, clean way to live, but just doesn't photograph well. So, I'm going to bring in some color by way of pillows, window treatments, accessories etc. She's going to make a few very small changes, like painting her kitchen cabinets, installing some new cabinet hardware.
When we're done staging, I'll post some before and after photos. I can't wait….it'll be so fun to see how they change the look of the home.
Great post, very interesting concept. You make a good point that all the factors need to come into play. Selecting a good property agent is most important for property management who helps you throughout the buying process and beyond to completion.
