When this buyer contacted me she said they weren’t planning to move until next spring/summer, but they really wanted to buy a Mid-Century Modern home and contacted me because she knew I worked with Mid-Century-Moderns.
We talked about how the supply of homes for sale, including MCMs, is at record lows. After looking at a house via FaceTime that wasn’t the right one and recognizing how few were coming on the market she decided to not look intently until next spring, but she continued to get notification of new listings.
Then one day the perfect house popped up as Coming Soon… great location, not too big or too small, not an exorbitant price. When she contacted me I recommended we take a look right away the morning it became active, and we were the first to visit the house. Even though she wasn’t here in person, through FaceTime we were able to take an in-depth view of the house and setting.
She LOVED it!!
So… I contacted the listing agent to let her know we were submitting an offer and ask if other offers were coming. She said she had no other offers in hand but had heard that others were coming. We made a strong offer and heard ours was one of four offers. We waited… and heard that the seller selected another offer.
Sad, but resolved to wait until spring.
A few days later I heard from the listing agent that the first buyer was backing out… was my buyer still interested? I contacted her and the answer was a resounding YES!
BOTTOM LINE
If you are seeking a Mid-Century-Modern, be prepared to be patient and wait. But you never know when the right one is going to show up, so also be prepared to act quickly when you least expect it… and recognize that things can change at any time… it’s not over until it actually closes!
