Things to Do To Your Home – Even If You’re Not Sure You Are Going to List

What if you really aren’t sure if you are going to put your house up for sale? Perhaps you are looking at a potential new job in another area of the city but you aren’t sure you will get it. Or you will only sell if you find that perfect house; or maybe you aren’t sure if the market is a good one for you right now.

You are in a situation where there are so many pieces to the puzzle that you don’t know.

This does happen and sometimes people get paralyzed thinking about what they should or should not do to their house when things are up in the air. This may help as there are many things you can do now to get your home ready to go on the market that isn’t a waste of time.

1) Clean Out Closets

This is a must when you are selling your home and if you are like me, it is actually a must most of the time. This is a way to get ahead of the list of things to do by purging and organizing now.

Try to have a lot of your floor space open and clear as this will make your closet look bigger. Having your hanging cloths with a little space versus crammed close together will also help.

2) Paint

If your walls are looking scuffed, scratched or they haven’t been painted in 5 years or more…..get out the brushes or hire a professional. Fresh clean walls with updated colors is one of the best returns on investment for selling your home. Get a head start on that painting project!

3) Repairs

You may have yearly maintenance repairs that are past due or even some large repairs that you have been putting off. Now is the time. A buyer will many times reduce the asking price by 3 times the amount it will cost you to make a repair. This is because they don’t know how much it will cost and they don’t want the hassle.

With a critical eye walk around your home and make a checklist of what needs repair and start scratching things off that list.

    4) Clean and organize cupboards, pantries and vanities

Oh and you will feel so much better! LOL But really…..to a buyer the more organized these spaces are the larger they will seem. A cupboard stuffed full sends a signal that you don’t have enough space and many times this isn’t the case, we just haven’t taken time to toss out the old expired foods or donate some of the extra plastic glasses. A buyer will always emotionally feel more connected to a house that is organized rather than in disarray.

So look at all the things you can do to get a jump start on putting your house on the market even when you aren’t sure when that will be. The worst that can happen is you are ahead of the game AND  you can enjoy the organized repaired space in the meantime. Your challenge will be to keep it that way!

A more detailed and comprehensive list to get your house in top selling condition can be obtained by scheduling a Home Staging Consultation with a professional Home Stager.
