Staging a Bathroom

Last week, I wrote about staging a kitchen.  Just as important, is staging a bathroom, so that’s today’s topic.  Done well, you can make the bathroom look larger and you can give a very “meticulous” feel to your home. 

Bathroom 

So let’s start with cleaning again………

  • It’s got to start at the top and every nook and cranny need to be q-tip clean.
  • Use bleach if you can.  When you’re done, the bath will be clean and smell clean.
  • Any mold or mildew must be removed.
  • Don’t forget to clean out the bath fan.
  • Clean the light fixture.
  • If there is a window, clean it and the screen.
  • I also use a lot of Kaboom to take off water spots.
  • People will open drawers, doors and medicine cabinets, so clean them out.

Fix any repair issues………

  • Replace all the light bulbs so the room is bright.
  • Replace cabinet hardware (knobs) if they’re dated.
  • Replace the toilet seat if necessary.
  • Replace the towel bars, toilet paper holders if dated. (check clearance racks at Home Depot for great deals)
  • Replace the faucets if not working or dated. (again, check the clearance rack at Depot)
  • Replace the mirror if cracked or worn.  If the edge of the mirror is in bad shape, "frame" it using molding.
  • Re-caulk the bathtub/sinks.
  • If there is a window, make sure the woodwork surrounding it is in good shape.
  • If the bath is wallpapered, remove it and paint.
  • Always paint in a lighter color to make the room appear larger.

Spend time on the details…..

  • Replace the window treatment and shower curtain if necessary.
  • Leave the shower curtain open.  The room will look bigger with it shut and Buyers will open it anyway.
  • Remove all items in the shower.
  • Remove rugs from the floor.
  • Remove laundry baskets/hampers.
  • Remove most of the dĂ©cor….less is more and that goes for pictures too.
  • Make sure there isn’t a cover over the toilet seat.
  • When I stage a bath I put one bath towel on the towel bar and a hand towel on the vanity top, each tied with a ribbon.
  • Clean the bathroom each time you use it and remove any used linens.

 You don’t have to spend a lot to make the bathroom look great!
