
Whether renovating an existing home or buying a new one, accessibility is a growing priority as more people prepare to age in place. According to research from AARP only about 10% of homes nationwide are prepared for senior living… yet many baby boomers say they plan to age in place.
Increased equity can be a double-edged sword. It can give the cash needed to buy a different home that better meets changing needs… but it can also mean added capital gains tax when you sell. With the sharp increase in housing values, the exclusion of $250,000 for a single owner and $500,000 for dual ownership may mean all your sale proceeds are not tax free… giving some people a reason to stay put and make changes to make their current home ready to age in place.
A 2025 HouZZ bathroom trends study showed an increased desire for low-curb or curb-less showers and additional lighting for safety and accessibility. Other universal design features like lever-style doorhandles, step-free entries and wide doorways are features many homebuyers are also looking for.
