Seeing Your Home Through the Eye of a Camera.

eye of camera    You may never have thought of this but when you go to sell your home you should. This is the first way a potential buyer will see your home…..through the eye of a camera lens.

That MLS photo is small yet it is capturing an entire room. What will the buyer see in that photo?

 

 

 

Will they see your things? Their eyes going to the tops of cabinets where they don’t need to be.

Or will the buyer’s eyes focus in on your beautiful granite?

Will their eyes bounce from nick-knack to nick-knack…..wondering what that thing in the corner is? Or wonder how they could possibly seat enough people in the room?

These are not photos where all new beautiful furnishings were brought in. These photos are using what you have but making it look better by editing your items and using them differently.

Other things to ask yourself:

1. Are they going to get done looking at the photos online and have no idea what the architectural features even are?

2. Will they see a formal dining room that can hold their family for Thanksgiving or a small table with 4 chairs around it because that’s all you need to seat at the table?

building-plan-354233_640     On a MLS photos they don’t grasp the size of a room. And many don’t take the time to look at the dimensions of the room but for many it wouldn’t really matter anyway. A 12 x 13 room may not mean much more to them than a 15 x 17 room and they aren’t taking the time to map it out at this point.

So photos do matter! When in doubt,  snap a photo of your rooms with your phone and look at it. What do you see? Where do your eyes land first? Hopefully they land on the best feature of the room.

 

And by the way…..photos snapped with a phone or Ipad shouldn’t be the photos on MLS. Professional Real Estate photos only please. Yes….again it matters!     blonde-1503202_640
