Yay… you have a signed purchase agreement for the sale of your house! But if yours is like most agreements, it is subject to a buyer’s inspection. Each inspector is a little different, but most have similar things they expect from the sellers at the time of the inspection. Here are some tips on what to expect…
- The sellers will leave, along with family pets.
- All utilities and appliances will be turned on to function normally.
- Attic access must be clear and open… this means an open attic access panel with personal belongings moved out of the way.
- Also clear away belongings around electrical panel, furnace, water heater, sump pump and crawl space for easy access.
- Leave garage access instructions.
- Unlike showing appointments, where the scheduled time slot is a window and buyers are rarely there the whole time, expect the inspector to be there the full duration of the inspection appointment time slot.
- If a radon test is conducted, windows and doors must remain closed except for normal ingress and egress for the entire duration of the test time period.
