A few weeks ago, I wrote about a home we were working on in Crystal. There were a lot of problems that popped up, like mold, ice dams etc. Then, just as it was going on the market…..storm damage. Okay, everything's fixed and everythings great and it's going to be listed…..wrong…..
So now, we have the City of Crystal Inspector come look at the home. There were a few minor things on the inspection report, like 2 new GFI outlets needed to be installed and we need to get a furnance report. One other item was mentioned….windows. The report said they needed to be in "good working order". Let's face it….the windows in the house are old, but seem to be working. We called the Inspector to dig deeper in to the issue. The Inspector stated that we need to make sure the windows are in good working condition. They need to lock and unlock and go up and down easily. Also, he mentioned "glazing". In our Industry, we've heard about glazing a lot, but I thought I would write about it today incase others hadn't. Especially if you're getting ready to put your house on the market.
Glazing is the edging around the exterior window that keeps the glass and the frame on. It also provides some insulation. If the glazing on your wood exterior windows is shot, your windows' condition could deteriorate quickly. So it's an important inspection issue.
We inspected the windows and they work well. But, the Inspector was right, the glazing was not good. So now we're glazing nine windows. It's not a fast process, but it is cheaper than installing new windows.
If you want to try and do it yourself, check the internet. There are a lot of sites like www.ehow.com that will give you step by step instructions, based on exactly what you want to do (i.e. just re-glaze, remove a pane and the re-glaze etc). If the window has multiple panes, it will take a lot longer, so be prepared!
Once we're done with the re-glazing, I'm certain the house will pass inspection and be sold!
