While at the conference last week one of the presenters outside the industry talked about reviewing homes with honesty. According to him that meant talking about how horrible one property is vs another wonderful property. What he didn't understand is that every property has a buyer…whether in great condition or poor condition. Even location is subjective.
What is important is determining what is important to YOU…and that is different for everyone.
In today's busy world many people don't want to have to do anything but move in. But there are also those who are looking for properties that require some work…sometimes to make it their own, sometimes to build equity.
To many people living on a busy street is a big negative…to others it's a positive, perhaps because of access to public transportation, first-plowed streets, close proximity to businesses, cost savings, etc.
If you have the time, money and energy any property can be transformed. What you can't change, however, is where it is located. That's why it is so often said that the three most important things in real estate are location, location and location. Ask yourself what is important to YOU in a location…is it view? is it proximity to work, school, park, trails, library, shopping, transportation, etc? is it peace & quiet…bustling activity? Then don't eliminate properties that fit your priorities without seeing them…you can be very surprised either way by the photos you see online!
