The time to list your home for sale is when you are ready. That said, there are factors that make some times better than others.
Looking at new listings by month you can see they increase each month through May… commonly known as “Spring Market”, when many sellers target listing their homes for sale.
But showings hit their peak earlier, in March. Also notice that even though showings are lower in January and February than the rest of spring they are higher that showings in June through the rest of the year! That infers that competition for homes for sale is highest in February and March, when there can be fierce bidding wars.
New listings are more quickly gobbled up by eager buyers in the early months, leading to a slow rise in the total number of homes for sale. Inventory gradually grows each month through September, then drops going into the end of the year and holiday season.
So… when is the best market time to list your home for sale?
I have seen sellers have great luck listing ahead of the curve earlier in the year, when inventory is lower so not as much competition with other sellers… but buyers are competitive, often getting involved in bidding wars for desirable properties. Of course our market in Minnesota is also influenced by the weather which is very changeable!
All said, homes sell year round. The best time to sell is when you are ready to move on and your home is looking its best.
