It always seems to come as a surprise at this time of year that sunset comes so early… at 4:41 tonight and we still have more that a month to go the shortest day of the year!

It hit me when I heard from relocation buyers that they expected to be at their hotel at 3:00 and would be ready to start looking at homes shortly after that…. which only gives about 1 1/2 hours of daylight! For someone who doesn’t know the city it doesn’t make any sense to look at homes in the dark because one of the most important factors in selecting a home is its location… which you can’t see when the surroundings are all in the dark.

For someone who knows the area well night-time showings can still be beneficial, especially if that is the only time the buyers are available. This is where it becomes a golden opportunity for the seller to turn on the lights… all the lights, inside and out! It can be almost impossible to read house numbers and see to open a lock box  in the dark so it is important from a practical standpoint. But it can go beyond that to becoming a marketing advantage, drawing potential buyers in before they even enter your home!
