When I saw these stones neatly lined up in a row when we were up at Lake Superior a few weeks ago it made me think of getting your "ducks in a row"…only much easier to arrange than ducks…which made me wonder where that phrase came from. It turns out there are different theories, some of which do not involve live ducks…but I digress…
With the federal tax credit extension and expansion now a reality, if you had been thinking about "maybe making a move" it may now be time to "get your stones in a row". The tax credit isn't likely to be extended again.
The combination of low interest rates and the new tax credit could create "the perfect storm" scenario. If you owned a home for 5 of the last 8 years, there are incentives both for potential buyers of your current home and for you when you buy your next home.
Ok…I feel like I am drowning in idioms right now…must be Monday morning fog…but the bottom line is, if you have been considering making a move this could be the perfect time. It will be interesting to look back on this time given the perspective of 5-10-20 years…
Steps in the process of deciding whether to sell and make a move include…
- Getting a market analysis of what your home might sell for in today's market
- Getting an estimate of your net proceeds if you sell
- Talking to a lender about what you can afford to buy
- Taking a look at what is available for you to buy
Then…if you decide to move ahead…
- City inspections, if any are required in your area
- Fixups, de-cluttering and staging
- Photos and marketing preparation
- Listing your home for sale with great Internet presence
- Looking at possible homes to buy so you are ready when your home sells
- Getting an offer on your home
- Selecting and making an offer a new home
- Closing and moving into your new home
- CELEBRATING!!!
