Properties are always selling, so why is it that some homes sell quickly while others just sit there? It can be especially frustrating if yours is one of the homes that is 'just sitting there'…you start to wonder what is wrong.
If you aren't getting any activity you are likely already aware that something should change…but what?
There are multiple factors involved in the successful sale of any home…and every home has a buyer…it is a matter of finding the right mix of factors for the successful sale of your home.
For a buyer to be motivated to make an offer on a home it usually boils down to two things…
- It looks better than other properties the buyer is seeing
- It is priced better than other properties the buyer is seeing
It can take only one of the two factors above if you find the buyer for whom your home is a perfect fit, but most of the time there are compromises involved. If you have both factors in your favor it usually results in a quicker sale.
Getting your home ready so it both looks better and is priced better in the eyes of potential buyers involves an understanding of several factors…
…some factors outside your control…
- Market
- Location
- Structure
…and some factors within your control…
- Condition/staging
- Price
- Marketing
Over the next few weeks I will be doing a series about Selling Your Home…and about how you can use these factors to change that 'FOR SALE' sign to a 'SOLD' sign.
