Have you ever gone to the grocery store and found the checkouts empty when you arrived… only to find people standing in line when you were ready to check out? The same thing can happen when selling your home.

Most people want to sell for the highest price in the least amount of time, but many conditions enter into what actually happens when a property hits the market.
- Time – longest market times are at the end and beginning of the year; if you list at this time expect that it could take longer than at other times of the year to sell your home
- Condition – how much time and effort you put into preparing your home for sale can impact both time and price; well-staged homes can make buyers fall in love with it when they enter, but sometimes homes needing some updating can be just what a buyer is looking for
- Price – this can play the biggest role in how quickly a property sells; decide what your bottom line is when you list and have patience if you don’t get a quick sale
The bottom line is, every property has a buyer. When the right mix of location, condition and price converge you will get an acceptable offer.
This week that happened with one of my listings. The seller patiently waited for the right buyer to come along… that happened 3 times this week… resulting in multiple offers after 90 days on the market.
Patience paid off, the market is picking up.
