Twin Cities market update 10/16/2020… nearly 16,000,000 people have moved during the pandemic

Showings continue to be ahead of last year at this time, with most recent data from 2 days ago 24.4% over last year with a slight increase over last week while still showing a seasonal downward trend. New, pending and coming soon listings are also slumping as colder weather sets in.

Market Stats YTD – 2020-10-16

Buyers are still out there… I showed a property yesterday that had showings scheduled all day long… made an offer, but still don’t know if there are competing offers. Don’t assume there is no longer competition because it is later in the season.

The National Association of Realtors reported that during February through July nearly 16 million people filed address changes in the US. 28% of those interviewed said the most important reason they moved was reducing their risk of contracting COVID-19.

Americans under the age of 40 are most likely to say their overall quality of life has been negatively affected by the pandemic and are seeking larger homes with more outdoor space, yet in walkable areas according to survey findings. However, those 55 and older also showed a desire for walkability.

Overall, those who said there are ‘lots of places to walk nearby’ showed an 8% increase in quality of life.
