Beware of “Local Records Office” Scam

A client recently sent me the copy below of the official-looking letter she got in the mail and asked if she needed to do anything with it. It looked like an invoice billing for a copy of the deed to the property she recently purchased.

It looks official… both the envelope and the letter/invoice that looks like a bill for a copy of the deed for your property.

Beware! This is a scam!

You get a copy of your deed at closing, and if you need another copy you can get it from the county. It states both in a box at the top…

… and at the bottom of the letter, that “Local Records” isn’t associated with any government agency… it is not a bill, it is a solicitation.

The amount they are asking for doesn’t seem out of line, so it could be easy to pay it ‘just to be sure’.

Don’t! This is yet another scam!
