What you need to know about buying a home in today’s market

SEE NEW LISTINGS AS SOON AS POSSIBLE

With the shortage of homes available, buyers are constantly scouring new listings and often schedule showings the day a property is listed for sale. It is not uncommon for sellers to get an offer on their home the first day on the market.  If you wait a few days before seeing a home it may already be gone.

ASK ABOUT AN OFFER DEADLINE

Some properties are now giving an offer deadline with the initial listing rather than waiting for offers to come in. This can be useful in determining how soon you must see a property, but sellers sometimes accept an offer before the stated deadline, so don’t wait if you think this might be ‘the one’. And of course, you must have your financing ready to go, with a pre-approval letter ready. In our  market sellers won’t look at offers from buyers who aren’t  pre-approved for financing!

MAKE THE FIRST OFFER

If you are ready to buy a property, don’t wait to make an offer… if you make a strong offer right away yours might be the one the sellers accept without waiting for multiple offers. Homes are selling for an average of 99.2% of list price, so that tells you many homes are selling for more than list price, sometimes with multiple offers significantly over list price.  9 Tips for Dealing with Multiple Offers

DON’T OVERLOOK PROPERTIES THAT ARE A LITTLER HIGHER PRICED THAT HAVE BEEN ON THE MARKET A WHILE

If you are prepared to offer more than list price on properties at your target price point, take a look at properties that have been on the market a while that are priced a bit higher. You might be able to purchase at below list price rather than over list price. If a property is in a location you like, don’t assume there is something wrong with it just because it hasn’t sold yet… it could be the objections of other buyers are not an issue or could even be a plus for you.

BE PATIENT

Patience and persistence are essential. Work together with your Realtor as a team, scouring both MLS and non-MLS homes for sale on alternate sights such as Craig’s List and For Sale By Owner sites. Let people know you are looking for a home… you never know when someone knows someone who knows someone who is getting ready to sell a home that would be a good fit for you.
