Help you arrange financing

  • Connect you with knowledgeable and reputable mortgage lenders who can help you choose the best financing for your unique situation
  • Honor how much you want to spend vs what you are approved to spend
  • Educate you and discuss the differences between being pre-qualified and pre-approved
  • Help you make decisions on seller contributions to your closing costs when making an offer
  • Help obtain needed documentation to submit with your offer

Assist you in finding the right property

  • Help you identify your needs and wants in a property
  • Find and show you appropriate available properties listed by any broker or agent
  • Set up automated e-mails to immediately notify you of MLS properties meeting your criteria
  • Network with other agents for properties not yet in the MLS
  • Provide listing history and background information on the property and location
  • Help select for viewing only those homes that fit your needs
  • Aid in narrowing or expanding your search as needed
  • Assist in analyzing the pros and cons of properties
  • Disclose all known latent material facts
  • Assist in evaluating properties for suitability, affordability, and resale value

Educate you on market conditions

  • Educate you on whether it is a buyers’ market or a sellers’ market
  • Show statistics on what has been selling and what percent of list price sellers are currently receiving
  • Show trends, current average days on market, current months supply of inventory

Guide you through making an offer and represent you and your interests in negotiations

  • Prepare a CMA so you can make an informed decision when offering a price
  • Advise you on selling price and percent of list price that comparable properties are selling for
  • Explain common contract contingencies
  • Obtain appropriate seller disclosures
  • Obtain city inspection reports when applicable
  • Help prioritize your goals
  • Help create a negotiating strategy to achieve those goals
  • Handle completion of the offer to purchase, with electronic or ink signing as needed
  • Educate you on the contents of the purchase agreement
  • Ensure that all appropriate forms are completed
  • Assist you in getting the best property at the best price with the least amount of inconvenience based on current market conditions
  • Help you create a strategy for multiple offer situations
  • Keep communication lines open with listing agent in both presenting and negotiating your offer

Get you to closing and serve as your trusted resource

  • Recommend inspectors, lenders, and other professionals as necessary
  • Review and discuss home inspection concerns
  • Act an advocate and advisor during the closing process
  • Monitor and communicate required contract deadlines to ensure that you meet them
  • Assist in coordinating communication between the listing agent, lender, title company, appraiser and other professionals
  • Accompany you on the final walk-through prior to closing to ensure the property is in the same condition as when you signed the purchase agreement
  • Remain a life-long trusted advisor regarding real estate questions, needs or concerns
