Multiple offers – how about a closing guarantee?

This year the housing market is a bit crazy! More homes are coming on the market daily, but it seems like most are gone within a few days of being listed! I know I have clients that are in multiple offer situations and not everyone wins.  We have a new program that may help you as a buyer!

For those with conventional, FHA, VA or USDA loans, we will do an upfront underwrite – with an actual underwriter!  Normally most initial approvals are done through an automated underwriting program – which means it’s only as good as the information put into the system. With this program, your file would actually have the income and assets, along with your credit reviewed and approved by an underwriter. We need time to get your file approved prior to the time you write your purchase agreement, we also need your income and asset documents (Tax returns, w2’s, paystubs and bank statements).

Once that is done, we will also offer a closing guarantee!!  As long as all the conditions are met, we will guarantee that we close on time – if not, both the buyer and seller will get $5000!! The money for the buyer goes towards their first mortgage payment, the money for the seller goes directly to the seller. This can mean that your offer may be more appealing than someone else’s -even if they offer more than you.
