Stage Beautifully Without Spending Much!

Working with my "Favorite" Realtor, Sharlene Hensrud….two properties we just finished, sold within 30 days of listing….AND….for list price!!  It’s been a really good month!!

So, I’m off today to remove all the furniture and accessories that are at these two homes, and was thinking I would share some secrets about where to shop for furniture and accessories…..

When I stage a home, my goal is to make it look like a model home.  I always try and make it appeal to a broad range of people. 

You can make a home beautiful and tastefully staged AND not spend a lot of money!

As an example, I use a lot of pillows on beds, couches and chairs.  My favorite place to buy these?  Burlington Coat Factory!!!  (www.burlingtoncoatfactory.com)  They have beautiful pillows for half the price of most places, including Target and Walmart!!  Burlington also has a wide variety of accessories and pictures, but I haven’t found these items to be much cheaper than anywhere else.

I also buy a lot of bedspreads and towels etc.  Again, Burlington can be a great source, but I go to Linen’s and Things (www.lnt.com) and Bed Bath & Beyond (www.bedbathandbeyond.com).  Not too different than what you thought, but I NEVER buy a bedspread for full price.  I always buy the clearance items AND use one of their coupons on top of the "deal" that I’m getting! Most of you are aware of this (but just in case you’re not), you can use competitors coupons at these Stores.  So, when I get a "20% off" coupon from Bed, Bath….but find the clearance deal at Linen’s and Things, I use the coupon!  You can find great comforter/sheet sets for well under $50!!

Valances can really finish off a room.  Walmart and Lowes (www.lowes.com) have the largest selection I’ve seen….and the most reasonable prices.

For floral arrangements, I buy a lot from Walmart (www.walmart.com).  I look for clearance arrangements and then buy a few extra artificial flowers (in the color I’m using to stage).  I stick the flowers in and it makes the arrangement look like it was made for the setting!  Or, I buy an inexpensive vase and buy those same flowers and just stick them in!  You can spend under $10 and it will look great!

I do buy a lot of pictures from Bed, Bath…but they can be very pricey.  So, I shop all of the  Dollar Stores.   For $1, I buy a paper print and then buy a cheap frame at a discount store.  For under $20, you can have a beautiful framed picture on your wall!

I buy a lot of furniture from the usual sources (again, all on sale), but I have used Kmart, Walmart and Target for this purpose as well.  I just bought a cute dining room set at Kmart for $99.00 (on sale of course).  It’s a great wooden table with 4 chairs!!  Fit perfectly in the house I was staging!! 

So, that’s the helpful hints for today….I’m off to clean out houses!
