Here are five clues it may be time for a price reduction…
- You aren’t getting many showings
- You are getting showings but consistent feedback is that the price is too high
- You are getting showings with feedback that buyers like your home, but don’t get any second showings or offers
- You are getting showings that say your property is in good condition and shows well, is priced at market value, but… they don’t like the location setting, the floor plan is awkward, the rooms are too small, etc
- Your price per square foot is higher than comparable properties that have sold recently
Of all the pieces that come together to get your home sold, pricing is the most important because it combines all factors… including location, condition, amenities and  terms. When buyers find a property that suits them and they perceive there is a value  in relation to price and other factors, they will buy the home.
Be sure to compare your price to recent comparable sales, not just active listings… active listings haven’t sold yet!
